Waterproofing contractors on the Sunshine Coast

HydroForce services the Sunshine Coast from Caloundra and Birtinya through Maroochydore and Noosa to the hinterland. Coastal exposure, holiday homes and rapid new estate construction all get the same certified system and the same documentation.

Coastal homes, holiday homes and new estates

The Sunshine Coast splits neatly into three types of waterproofing work, and each carries a different risk profile. There is the established coastal stock through Alexandra Headland, Mooloolaba, Coolum and Noosa, much of it built between the seventies and the nineties, now moving through its second or third bathroom renovation. There is the new estate construction across Birtinya, Aura, Palmview and Caloundra South, which is high volume and program driven. And there is the hinterland through Buderim, Nambour, Maleny and Montville, where older timber homes on sloping sites bring their own structural movement.

For the established coastal stock, the recurring theme is what sits underneath. Bathrooms from that era were frequently built with a screed poured over the slab and either no membrane at all or a system that would not meet the current standard. When those bathrooms are renovated, the temptation is to tile over the existing floor to save a day. We consistently find water already in that old screed, and covering it traps the moisture and guarantees the new bathroom fails. Stripping back to a sound substrate costs a day and saves a rebuild.

For holiday homes and short term rentals, which the Sunshine Coast has in volume, the challenge is intermittent use. A property that sits empty for weeks then runs at full occupancy in school holidays gets very inconsistent moisture loading, and small leaks go unnoticed for long periods because nobody is there to notice them. By the time a cleaner reports a soft floor, water has often been moving through the structure for months. Waterproofing to a proper standard is the only practical defence when nobody is watching the property day to day.

For new estate construction, the pressure is program. Volume builders run tight schedules and waterproofing sits on the critical path between the plumber and the tiler. That is exactly where corners get cut, because a single coat dries faster than two and skipping the flood test saves a day. We do not compress the method to meet a program. We tell you honestly what the timeline is at the point of quoting so your schedule is built on something real.

Common issues

Sunshine Coast wet area issues

Coastal exposure, ageing stock and fast estate construction produce a consistent set of problems.

Tiling over old screeds

Eighties and nineties bathrooms renovated by tiling over the existing floor without removing a screed that is already carrying moisture.

Salt exposure on decks and balconies

Beachside decks and balconies where fixings and terminations corrode well before the membrane itself shows any sign of wear.

Unoccupied holiday homes

Leaks that run undetected for months in properties that sit empty between bookings, causing far more damage than the original fault.

Sloping hinterland sites

Buderim and hinterland homes on steep blocks where structural movement stresses wet area junctions more than a flat block ever would.

Volume estate programs

New estate builds where waterproofing sits on the critical path and gets compressed to keep the tiler on schedule.

Outdoor showers and pool amenities

External showers, pool bathrooms and cabana amenities that need external grade systems rather than an internal specification.

Working with us

Working with HydroForce on the Sunshine Coast

Coastal grade external specification

Beachside decks, balconies and outdoor amenities are specified for salt exposure with corrosion resistant terminations and AS 4654 detailing.

Investment property reporting

For rentals and holiday lets we provide photographic records and certification suitable for property managers and insurers, not just for the owner.

Honest program timelines

On estate builds we give the real cure timeline at quote stage so your schedule is built on the method rather than on optimism.

Substrate investigation first

On renovations we check what is under the existing floor before quoting, because tiling over a wet screed is the most expensive shortcut available.

Compliance

Certification for Sunshine Coast properties

Every wet area we complete on the Sunshine Coast is issued with an AS 3740 compliance certificate, a photographic record of each stage and a signed 7 year workmanship warranty. For owner occupiers that is peace of mind. For investors and holiday letting owners it is considerably more practical than that, because it is documentary evidence of condition at a known date, which matters when a property manager reports damage and the question becomes when it started.

For new estate construction, certification issued promptly keeps the building certifier moving and prevents waterproofing becoming the item that holds up a handover date. We issue documentation the day the flood test passes rather than batching it, and where a builder needs it in a particular format for their own quality system, we provide it that way. It costs us nothing and it removes an administrative bottleneck that delays far too many Queensland handovers.

FAQ

Sunshine Coast waterproofing questions

How far north on the Sunshine Coast do you travel?

From Caloundra and the Kawana corridor in the south, through Maroochydore and Coolum, up to Noosaville and Noosa Heads. We also service the hinterland through Buderim, Nambour, Beerwah and Maleny. For jobs further north toward Gympie, call and we will be honest about whether we can service them properly rather than stretching too thin.

Can you waterproof an outdoor shower or pool bathroom?

Yes, and these need an external grade system rather than an internal bathroom specification. Outdoor showers, pool amenities and cabana bathrooms are exposed to ultraviolet light, wind driven rain and much wider temperature swings, so they are detailed under AS 4654 principles with terminations chosen for the exposure.

Should I remove the old screed when renovating a beachside bathroom?

In almost every case, yes. Older coastal bathrooms frequently have moisture already sitting in the screed, and tiling over it traps that water underneath a new membrane. We moisture test before quoting so the decision is based on a reading rather than a guess, and we will tell you if the existing substrate is genuinely sound enough to build on.

Do you work with builders on new estate homes?

Yes. We deliver staged programs across new estates in the Caloundra South, Aura, Palmview and Birtinya corridors. The key thing we ask of builders is a realistic window between the plumber and the tiler, because compressing that window is where quality is lost on volume work.

What documentation do I get for an investment property?

An AS 3740 compliance certificate, photographs covering preparation, detailing, membrane coats and the flood test result, product data and a signed transferable 7 year workmanship warranty. Property managers and insurers generally find the dated photographic record the most useful part.

How quickly can you get to the Sunshine Coast?

We schedule Sunshine Coast inspections in blocks, so lead time is usually within three to four working days. If you have a hard deadline driven by a tiler booking or a settlement date, tell us at enquiry and we will confirm whether we can genuinely meet it.
