Moreton Bay is really two waterproofing markets sharing a council boundary. On the eastern side, the Redcliffe peninsula and the bayside strip through Scarborough, Margate and Woody Point carry genuine coastal exposure and a large stock of older housing, much of it built well before current wet area standards existed. On the western and northern side, North Lakes, Mango Hill, Griffin, Narangba and Caboolture South represent some of the most concentrated new estate construction in the state.
The peninsula stock has a specific pattern. Many of these homes have had bathrooms renovated once or twice already, and the wet areas frequently sit on original slabs with a build up of screeds added over decades. Salt bearing air corrodes shower screen frames, gratings and any external terminations. And because a large portion of this stock is now held as investment property or holiday accommodation, slow leaks often run without anyone noticing, which turns a small membrane failure into a structural repair.
The new estate side has the opposite problem. Nothing is old, everything is built to a program, and waterproofing sits on the critical path between hydraulic rough in and tiling. Volume builders in the North Lakes and Caboolture corridors run tight schedules, and the pressure to compress the waterproofing window is constant. Two coats become one. The flood test becomes optional. None of it is visible after tiling, and the failure surfaces two years later when the original contractor is long gone.

The deciding factor is whether moisture has reached the substrate. Failed grout, perished silicone or a poorly sealed waste can often be repaired from above without stripping the room. If moisture testing shows water sitting in the screed or the floor structure, sealing over it traps the problem and the failure returns. We test before recommending either path so you are making the decision on a reading rather than on a guess, and we will tell you plainly when a repair is the sensible option.
Yes, and on volume work it is essential. We need the plumber's waste and channel set out confirmed before we seal, because a waste relocated after the membrane goes down means cutting the system open. We then give the tiler a firm release date once the flood test passes. On most estate programs we deal with those trades directly so the builder is not relaying dates between three parties.
