What makes waterproofing in Brisbane different

Brisbane has a housing stock unlike anywhere else in Australia, and that has a direct effect on how a wet area has to be built. A very large share of the city is timber framed and elevated, from the pre war Queenslanders through Paddington, Red Hill, Ashgrove and Bardon, to the post war lowset chamferboard homes across Annerley, Coorparoo and Wavell Heights. These houses move. Timber framing expands and contracts with humidity, stumps settle, and a bathroom floor that felt solid in July can flex noticeably in February.

That matters because a membrane installed on a timber floor without a bond breaker at the floor to wall junction is being asked to hold a joint that will open and close every year. It cannot. The membrane tears along the junction, water tracks into the bearer and joist structure, and because the subfloor is ventilated and hidden, nobody sees it until a skirting board swells or a stump shows rot. Building a wet area over timber requires a bond breaker at every movement joint, correct sheeting fixed at the right centres, and a system flexible enough to accommodate real movement rather than theoretical movement.

The second Brisbane factor is renovation over original fabric. Enormous numbers of wet areas in this city are second or third generation renovations built on top of whatever was there before. We regularly open up bathrooms with three layers of flooring, a screed poured over an older screed, and an original membrane from a decade when the requirement was substantially different. Sealing over that history without investigating it is how a brand new bathroom starts leaking in its first year.

The third is the climate itself. Brisbane summers are humid enough that surfaces take longer to dry between coats than a specification sheet assumes, and a rushed second coat over a first that has not properly cured produces a membrane that never reaches full strength. Storm season brings intense short rain events that test any external membrane on a balcony or deck. We build cure time into the program honestly rather than compressing it to fit a tiler's booking, and we say so at quote stage so nobody is surprised.
